A major new development has just broken ground that will bring retail space and apartments to South End near Sycamore Brewing.

The project is called Hub South End, from RAM Realty Advisors. Plans call for 265 apartment units, of which 30 will be two-story townhome designs that are all the rage these days.

Bigger news for the neighborhood will be the 22,000+ square feet of commercial space on the ground floor. This will be located at the corner of Dunavant and Hawkins, near Sycamore Brewery.

The design of the project is fairly “meh.” But it will bring an astounding amount of usable square footage for retail use.

22,000 square feet is a ton of space. For comparison, South End’s new headquarters for Dimensional Fund Advisors only has about 15,000 square feet designated for retail.

The plan is to make this space accessible to any user type — retail, restaurant, offices, coworking, etc. — to find a good mix of tenants and activate the area.

With sidewalks, patios and upgraded hardscape, the improvement of the pedestrian experience in this area is nothing to ignore and the ground floor masonry on this project is excellent.

This project is now under construction. Look for completion sometime in 2020.
