This year’s 12 hottest neighborhoods are mostly in east Charlotte

If you want to find the parts of Charlotte where home prices are rising fastest, you’ll have to head east.

Out of the 12 neighborhoods where values have jumped more than 25 percent in the past year, eight of them are in east Charlotte.

Smaller, mid-century homes in this part of town that used to cost $50,000 to $100,000 are now selling for $100,000 to $200,000. That leaves plenty of room for more growth.

Several of the neighborhoods — Hidden Valley, Villa Heights and Sugaw Creek — are near the new light rail line extension that connects Uptown to University City. These areas are projected to draw thousands of new residents who want to live near transit.

In general, the biggest growth in home prices is now also occurring farther from the center city.

This makes sense. As we close in on a decade into the housing boom, the closer in neighborhoods have already had their periods of rapid growth. Price-conscious buyers have been pushed farther out, in turn pushing home prices up in places that used to feel remote.

But it’s a significant difference from just a year ago, when the 10 neighborhoods with home values skyrocketing the fastest were close to the urban core.

Here are the 12 neighborhoods in Charlotte where home values are rising the fastest, — measured by the most year-over-year price appreciation, according to Zillow.

All of them have risen by more than 25 percent in the past year.
